Guest Policies
We understand that plans change and life happens. To protect the limited availability of our private property, we have established a clear cancellation structure. If you need to cancel your booking for our lakeside cabins or group camping, we offer a 100% refund if canceled 30 days in advance. If you cancel two weeks in advance, we offer a 50% refund. Unfortunately, we cannot offer refunds for cancellations made less than two weeks before your arrival date. Please note that a $25 processing fee will be deducted from any refunds issued.

Water & Woods operates on 80 acres of unmanaged, natural terrain. We do not provide lifeguards at the spring-fed lake, and our paths are entirely unpaved. Because we encourage you to interact with the environment organically, all guests are required to sign a digital waiver prior to arrival. This document simply acknowledges the inherent, natural risks of spending time off the grid in a rustic cabin or tent. You will receive a secure link to complete this brief waiver in your confirmation email.
Yes, all guests staying on the property, whether for scheduled group gatherings, a couples retreat near me, or independent stays, must sign the digital waiver prior to arrival to ensure everyone understands the nature of the landscape.
