Thank you for choosing Water and Woods. We are here to assist you in making your stay a memorable one. Please read this document, then check the read checkbox item on your order form.
AGREEMENTS & UNDERSTANDINGS
Cancellations. The full cost of your stay is charged up front. Cancellations within 30 calendar days of the your start date will be refunded 100% minus any bank processing fees. Cancellations under 30 days may be refunded based on the same policy if we are able to fill the vacancy with another registered guest. If we are not able to fill the vacancy, we will refund 50% of the initial cost, minus bank processing fees.
Lost and Found. Lock any valuables in your vehicle. Do not leave money or valuables unattended in the property. Water & Woods is not responsible for any thefts or missing personal property. Items left behind will be returned only upon request. Forgotten items may be shipped back to guest for the cost of shipping, plus a minimum $25 fee and all unclaimed items may be discarded after 30 days.
Non-Smoking. All accommodations are non-smoking. This includes the use of all tobacco and marijuana products. Failure to comply with non-smoking rules at a property will result in additional fees and cleaning expenses.
Pets. Pets, except for trained service animals, are not permitted on the grounds. Anyone bringing a service animal must make additional arrangements with the hosts and follow all rules and guidelines.
Quiet hours. Water and Woods is located on the outskirts of a farming village and has neighbors nearby. Quiet time is 10:00 pm – 8:00 am.
Taxes. Taxes will be added to all reservations and based on Michigan sales tax rates.
Technology. We do not have wifi and cell service may be limited depending on your provider.
Transportation and Parking. All roads to and inside the property are gravel and or dirt roads. All roads are flat and easily driven by most vehicles. Guests will be directed to drive up to accommodations, drop off their personal belongings and then park their vehicle in the designated parking area. Those bringing a camper must work with the hosts for site placement.
Wildlife. Water & Woods is a nature-forward space with eco-conscious values. There are bugs, plants and other wildlife, some of which present natural risks. Wildlife encounters may include, bear, deer, turkey, coyote, carpenter bees, wasps, snakes, ticks, ants, chiggers, squirrels, mice, etc. Please pack plenty of eco-friendly bug repellent, reef-safe sunscreen, and refrain from using scented lotions and perfumes and dress accordingly. You are encouraged to observe, but not approach or feed any wild animals and will follow all safety procedures and guidelines shared by Water and Woods.
